For singles, younger couples waiting for their BTO, or even foreigners looking to settle in Singapore for a while, finding a temporary rental can be a practical choice. If you’re searching for something beyond room rentals, we’ve identified some of the most affordable one or two-bedder units in Singapore that have been recorded so far. Here are the cheapest options available in 2024:

Cheapest units on the list:

1. Mountbatten Lodge

Two things about this property tend to catch tenants off guard. First, it’s a literal lodge. It’s not just a condo name – this is an actual landed house with 28 units, which has been around since 1998. Second, District 15 is not an area associated with cheap rent, so this is a real rarity for the area.

Mountbatten Lodge has a recent gain in the form of Katong Park MRT station (TEL), which is within walking distance. The significance here is that Marine Parade station is just two stops away – now residents have access to the lifestyle hub of Katong, where you’ll find Parkway Parade (the major mall for District 15), as well as i12 Katong. So whilst the immediate surroundings are light on amenities, you don’t need to go far for shopping and entertainment.

Alternatively, for those who drive, the Kallang area is very close by. You can get to Kallang Leisure Park in just a few minutes by car, with the attendant Kallang Wave Mall. 

That said, this really is a property for singles who aren’t too intent on very long stays, given the rather small units (many are just around 355 sq.ft.)

2. Oceanfront Suites

This boutique project (58 units only) is ideal for tenants who want a break from Singapore’s heavy urban environment. It’s at the foot of Pasir Ris Park, and overlooks Pasir Ris Beach in the direction of Pulau Ubin. The Jalan Loyang area is also a landed enclave, so there aren’t any looming tall buildings, noisy malls, etc.

The natural tradeoff here is more limited accessibility. There isn’t an MRT station nearby, so you’ll either need to drive or take a bus. Services like 354 will do the job, taking you to Pasir Ris MRT (EWL, CRL). White Sands, the major mall servicing Pasir Ris, is located near the train station. 

If you don’t want to travel out, Downtown East is within walking distance. This is a family recreation area, best known for the Wild Wild Wet waterpark and resort; but there are plenty of restaurants here, an NTUC, and some retail shopping. 

The units here can be small even for one-bedders though, with some being under 400 sq. ft. This may be too compact for tenants looking at a prolonged stay.

3. Suites @ Topaz

The location of Suites @ Topaz is convenient, but be warned: it’s very close to the PIE. Road noise, such as the inevitable car horn or ambulance siren, may be inevitable for some units; so we’d be especially picky about unit facing/viewings for this one. 

Your tradeoff is the city fringe location: Balestier is close to town and provides a more affordable option than trying to live in Orchard, Raffles, Tanjong Pagar, etc. The Potong Pasir MRT station (NEL) is also within rough walking distance; and as a bonus, the mixed-use Poiz is near the station. There’s a supermarket here, as well as some other dining options.

Via services like 142, tenants can also get to Toa Payoh Hub (better known to many as HDB hub). This is a major retail and dining area, with plenty of bank services and a supermarket. It also means access to the Toa Payoh MRT station and the NSL.

Suites @ Topaz is a no-frills option for those who need a city fringe location. Facilities are bare- bones (pool and BBQ area), and proximity to a major road doesn’t make for a pretty view. Single-bedders here are also very small, around 377 sq. ft. in some cases. But it is one of the most affordable rates, for a near-central location.

Cheapest units on the list:

1. Roots @ Transit

Roots @ Transit is named for its location along Transit Road, which turns off from Sembawang Road. The location is a bit of an oddity: it’s a lower density area, but there are a good number of other residential plots nearby. And whilst it’s very light on amenities, there are a few eateries nearby. Other than this, the highlight is being between Upper and Lower Seletar Reservoirs, which provide a lot of green space and outdoor activities nearby.

The Springleaf MRT station (TEL) is a bit of a walk, but should be manageable for most. Still though, Springleaf – which is the only nearby MRT station – is not one of the more centrally located ones. You’ll still be quite a number of stops from town.

All in, a project for those who prefer relative seclusion from noisy malls or commercial hubs, and get their entertainment from green spaces (hence the price). Other than this, it’s not the most exciting area to live in. 

2. Cassia Edge 

Cassia Edge has one of the more convenient locations for the price. This condo is within walking distance of Dakota MRT station (CCL). This is a big deal because Dakota is just one stop from Paya Lebar Quarter (PLQ), a major commercial hub with malls, office spaces, restaurants, etc. 

For those who work at PLQ, but want something more affordable than the condos there, Cassia Edge is a viable option; and it can also be cheaper than Parc Esta, another condo that’s one-stop away from Paya Lebar (albeit in Eunos on the EWL).

Another major bonus is the proximity of Old Airport Road, famous for its hawker centre, and the all-night eateries and minimarts of the Geylang area. But on that note, we have to bring up a minor drawback: some of the vice areas of Geylang are quite close to this project, which probably doesn’t matter anyway for singles or couples.

Another issue is that Cassia Edge is pushed right up against Lorong 28 and Guillemard Road. During peak traffic, we don’t see a way to avoid the noise from the road. This is a very dense urban area, surrounded by roads and other buildings, and with little greenery in sight.

3. Glasgow Residence

The Glasgow area is a landed enclave, but you may not rate the low-density aspect as highly as it would be less convenient. This has always been an issue for such locations as access to public transport in landed areas is typically lacking. Kovan MRT station (NEL) is not doable on foot, but it is one stop from Serangoon and two from Woodleigh: excellent as Woodleigh mall and the gigantic NEX megamall are then accessible. Almost all of your needs can be met with either retail hub, and NEX has a cinema too.
